Agents
So many choices to get information about buying a home. If you
select a real estate professional, perhaps you will want to have
a buyer agent. This arrangement will be completely disclosed prior
to your viewing any properties.
Once you have established the relationship with your agent, there are many questions to be answered to determine the focus of your search. Introductions can also be made for you to meet mortgage representatives and then become qualified for the funding you need.
Contracts
Any Offer to Purchase must be made in writing to make the transaction
enforceable. Your Real Estate Agent will be able to prepare your
offer, however, if you are not using the services of a Real Estate
Professional, you will want to contact an Attorney to help create
your paperwork.
Once your contract has been presented to the Seller, there are THREE possibilities for it to proceed - It can be ACCEPTED (which means you will have a ratified contract of sale when it is signed by the Seller); It can be COUNTERED (which means the seller may require some changes to your offer. Until an agreement is reached between the buyer and seller, there is no ratified contract.); or it can be REJECTED (the Seller has no interest in your offer).
When your offer has been accepted, it is important to call KEY TITLE. It is not necessary to wait for your loan to be approved before delivering a copy of your contract to KEY TITLE. As soon as your contract is received, the appropriate process can begin gathering information necessary for the settlement or closing to occur.
